Mannnn!

Reading your blogs make me realize how many things I missed.  i.e additional outlets, what type of doors we're getting in the basement ( I assumed sliding came with the rear masonry wall) & not negotiating for something else since I couldn't have a morning room  :(

I'm gonna make sure I put in this "infamous" survey that I felt rushed and now my home is lacking because of that :)  j/k (But I really did feel rushed through the selection process.  How can you really tell what your getting from the MSS?)

A little frustrated that I didn't think of EVERY thing.

  1. I am in the same boat. I keep seeing all of the pictures of everyone's tile for their master bathroom and I am upset becuase we were never offered it. I mean we were offered it for the floor, but the actuall shower and tub we weren't and I would have really enjoyed that. I am kind of regretting not getting it. Good thing my hubby used to work in flooring...maybe he can install it for me :)

    1. Did you get the upgraded bathroom with seperate soaking tub and shower with bench? The rep I worked with at Creative Touch Interiors presented it to me as if it was my only option honestly. It was the most expensive choice and though I love it, I'm also open to the less expensive options too. :)

    2. Melissa - We had the SAME thing! We were picking out our flooring and I saw the bathroom tile in the corner and asked when we got to pick out tile. The rite rug sales rep said, I don't see that you selected that option...we replied, well we were never asked! We were able to add it after a hassle.

  2. Hi TechMama!! I totally understand how you feel!! When we sat at the table to complete our purchase agreement, I was unaware of the amount of time it would take and did not have the opportunity to mange my husbands expectation nor mine regarding the length of this meeting. My husband is not patient. My biggest mistake was giving into my DHs impatience because by the time we got to the exterior selections it was two hours later. Our SR sensed is impatience and she too, began to rush. So I snatched some colors and we left. Once I saw the combination of the exterior colors, I was completely shattered! I ran back to the SR to request the Stone Mountain Clay siding which was a better combination; however, I could not choose it because of you can't pick the same siding color of the house to the left or right of you or the house directly across from you. What made this worst was knowing that we had the opportunity to pick the siding because we met before the other owner. I agonized over the exterior colors because we were only left with three choices. I also did not get the elevation I thought we were going to get!!! And you are right, you cannot know all the options to choose from the MSS unless you study the paper work afterwards. I learned quickly, never TAKE my husband to any of our meetings until it was time to sign paperwork. I have to admit those were the biggest disappointments; however, because we had time during the underwriting process I was able to carefully consider our selections/upgrades. If I were you, I would get clear about the selections and submit your change orders ASAP! If it is something you know you can't live without and you can insist on having that option. If you are pass the deadline--they will give it to you but it may cost you a fee to make the change. I think you are in good shape since you have not broken ground.

  3. Hi TechMama! I feel the same way! I felt like our SR never even discussed the other elevations for the Palermo. Now I keep looking at some of the other elevations (like yours ;) ) and wish we would have known about it. Make sure to read through all the options listed in your contract and decide if you really want it. Don't be afraid to ask, the worst they can say is "no". With us, Ryan Homes has been really great about change orders. We just put in another change order last week because we wanted the metal roof over the porch (another option that was rushed over) and they approved it.

    1. Hi Jennifer! That just made me wonder if the elevation we chose that shows a roof over the porch in the picture is standard or an upgrade. I just sent a message to my SR. Are you at the point where you have pay for changes? I hear a lot of people mention a change fee and I'm just curious to know about how much that is.

    3. Teresa - Thanks! The picture above is Elevation C (I think). I'm building B and I'm happy to hear I'll get the covering over the door. It's hard to tell what's standard and what's an upgrade these days :) Like the Gable Overhangs for instance. Call me crazy but I have no clue what those are LOL

    4. Sorry for the delayed response TechMama! We have not had to pay for any of our change orders! I think you are right though, I have read that Ryan Homes will charge a fee for change orders but I also do not know how much it is.
