I stopped by today and found that the shower and tub tile had been installed (very nice), my espresso vanity upgrade has finally arrived, the kitchen cabinets and island are installed, appliances in the Family Room ready to go, all of the doors and trim and at least a few coats of primer. I also found a big "NOT APPROVED" notice from the County taped to my beautiful kitchen cabinets.
For what you ask? The basement plumbing rough-in. I had a hunch that is was not positioned correctly (as noted in my previous post).
I also found that the HVAC unit had been relocated. My unfinished storage space seems to have some sort of plumbing leak. The insulation around the pipe is hanging off of the wall and damp to touch.
The basement walls have some bulging & cracking at the (drywall) seams.
Mismatched trim on the capped wall at the bottom of the stairs.
I try not to nitpick every little thing but seriously?! I would much rather my PM bring this stuff to my attention, like "Hey, if you stop by you might see this but don't worry" than for me to have to bring it to his.
I know you all think I'm being too nice (& you're right, my whole family thinks I'm a push over) but at this point Im over it. I'm a get it right the first time person and I think I've been a little too relaxed when it comes to these bloopers. A home inspection is at the TOP of my list and a walk through to point out my issues and understand the remedy.
My first thought was to stop going by all together and just show up after closing and hope to have a nice, thoroughly constructed home but I don't know, something about that gives me heartburn.
Of course I was so pissed that I didn't take pictures. Maybe this weekend.
I've said the same thing... If we didn't nitpick, would it get fixed or just go by the wayside? Keep on 'em... You have to, and like the rep told me today... You are paying good money for this house, IT HAS TO BE PERFECT!!!!

DeleteI totally agree!! I expect a PERFECT HOUSE (damn near) for the amount of money that I am spending. Damp walls are hard to fix after the fact...so stay on them!
DeleteI bet it would go by the wayside until it gets to a point where it would be more costly to fix. I cant for the life of me understand why you would paint over poorly done drywall instead of fixing it first.
ReplyDeleteNit pick away and GET AN INSPECTOR! Do not close on this house until it is thoroughly inspected and EVERYTHING is fixed exactly the way you want it!

ReplyDeleteNit pick away is right! I have been doing it since day 1 and glad I have e cause it makes me wonder if we didn't would they just leave the way it is. I keep telling myself that they get to walk away and we r going to live with whatever mistakes they make. I haven't been here for about a month and been meaning to to actually rant because so far I haven't had a reason to rave, I'm not sure if u remember but we broke ground on the same day and u are so far ahead if me it's crazy! My HVAC isn't finished, guardian isn't finished and my list goes on....well I hope u can read my blog so u can see mine hasn't been peaches and cream either :(
ReplyDeleteNothing less than perfect is okay. Building a house comes at a premium cost, and that cost is due to the fact that you get to make it YOUR home, and that means everything is ship-shape and good to go when you get the three keys.
ReplyDeleteWith those kinds of issues, definitely get an inspector and if I were you I'd do it soon... the sooner the better. You may even have to go above your PMs head if he's just brushing you off and giving you the excuse that this is the first Palermo they've built. I'm so sorry that you are having so much trouble with your build! =(
ReplyDeleteTechMama, TechMama, TechMama, I am feeling your pain! FOLLOW YOUR HEART!!! Take the risk to ask for what you want and by all means DO NOT SETTLE FOR MEDICORITY!!! I feel upset for your for the lame excuses they are giving you for the lack of skills they are reflecting. I am happy to hear that you will be getting an inspector because I am not sure if your house is being built to code or just pasted together.
ReplyDeleteI would get an inspector before the final walkthrough. I plan on having 3 inspections (1 before drywall, 1 after drywall and 1 before closing). Peace of MIND!
ReplyDeleteTechMama, please just don't stand by and let them do whatever. Make them fix it. It's their job to do so. You are supplying them with a job and that alone should cause them to do their very best, let alone the money you are spending to purchase the home. We will be having our pre-drywall meeting next Wednesday and we have already brought a couple of things to our PMs attention...did I mention we're also building a Palermo. Our concerns has been remedied; however, there are a couple of things I plan to address to our PM when we meet with him. Anything, big or small, should be addressed because you want to enjoy your home once it's done, not worry about all the things that they didn't do but should've done.
ReplyDeleteYou need to get an inspector now before everything is covered. Don't wait until the final closing inspection, problems won't be visible to the naked eye. The inspector needs to see things as they go along. If you picked up problems (by you not being in the construction business) they had to be major. Just think of the small issues they covered that could potentially lead to big ones! Get an inspector now! We have 5 separate inspections with our guy. He breaks it down like this: 1st inspection-Foundation, Framing, WRB, Ventilation and Roof 2nd-Insulation and Rough-In Mechanical Systems, 3rd-Windows/Doors, Wall and Ceiling Drywall, Floors, Fixture/Cabinet Layout and Garage and last inspection is the Comprehensive Progress House Final Inspection. We also are having a Radon Test done although the results for that won't be until after we close. This is all for peace of mind and I seriously believe you need it! DeleteLike I said from previous post. Your PM is very incompetent or don't care about the quality of RH homes. RH should hire more competent and caring PMs since most workmanship and quality complains/issues can easily prevented by an educated and caring PM.
