Day 12

Tried my best not to visit until the weekend but as I drove by the highway exit towards the build, I could not resist.  Here's what I found: 


I can't understand why this part is so open.  I do have a walk out basement, but I've compared this to other blogs with walks outs and none are this open. Any thoughts?  Dont laugh, I know, I'm totally clueless!

View of the lake.. I'm going to talk to my PM about the trees.  There are way too many as compared to my neighbors

  1. Some of e walkouts I have seen have that open area framed out with wood instead of having the concrete poured. You have a lovely view. Hope your PM can take care of some trees for you, but they may not.

  2. Our opening wasn't that big for our walk-out basement, but like Rachel said they'll probably just have more framing in that area for you. Good luck getting them to clear out some of the trees.

  3. Yes, you have a rear stud wall for your basement. That's what our walk-out basement looked like, too. :)

    1. Love the view TechMama! Very peaceful and serene! Good luck on removing some of the trees, I am sure they must adhere to the county rules and regulations. You may want to check with your county, view your plat/plottage with your SR to determine the property line for the trees. If some of them belong to you there is a good chance you can have them removed.

    2. If you are allowed to have the trees cut down--the question becomes who pays for the removal? You or Ryan Homes?

    3. I would bet on Ryan Homes charging for it. One of our non-standards, which we ended up not needing due to how the house sat, was a quote to clear our entire lot.

  5. Thanks Nadase & Amanda! I haven't heard from my PM yet but I'll definetly give him a call on Monday. If it is a cost that I'd have to pay, I will, but my next thought would be if I have to wait until closing to remove them.

We had two reasons for requesting it be before closing: 1, RH has fancy tools and can get the stumps and stuff out prior to final grading, making for a more even lawn (stump holes tend to settle), and 2, our HOA has restrictions against cutting down any trees larger than X cm in circumference. So it made sense for us to try and get it done before close.
